The calendar says it is the thick of spring selling season, but home sales are down in much of the United States. A report from Zillow found that the number of newly pending sales in March 2025 held flat despite slightly lower mortgage rates than a year ago, and that numbers for both listing inventory and time on the market are at levels not seen since the height of the Covid pandemic.
New York City sales have held relatively steady through all this. New York real estate is traditionally viewed as a safe investment, and a recent report found that urban cores like New York City with walkable communities and easy access to nightlife and offices alike saw an uptick in condo and townhouse purchases in 2025. However, data shows that New York City prices are starting to cool slightly.

It is against this backdrop that the number of Manhattan sales recorded rose slightly week-over-week as April 2025 gave way to May. The aggregate total recorded spiked during this time, thanks in large part to a Billionaires' Row condo that came in for more than the prices of the next four sales combined.

Manhattan Sales:

  • For the week ending May 2, 2025, $508,218,971 worth of transactions across 229 condo, condop, and cooperative deals were recorded
  • 113 condo sales came to an aggregate price of $366,143,729
  • Seven condop sales came to an aggregate price of $8,379,476
  • 109 co-op sales came to an aggregate price of $133,695,766

Central Park Tower (via SERHANT)
Residence #116, a simplex residence on one of the uppermost floors of Central Park Tower, closed for $45,938,000 in the highest-priced sale of the week by far. The buyer, who conducted the transaction through a limited partnership, can expect such perks as an enormous Grand Salon for entertaining, an oversized eat-in kitchen, and a primary suite that occupies the entire west wing. However, none of the well-appointed interiors will compete with panoramic, unobstructed views of Central Park, the Manhattan skyline, and both the Hudson and East Rivers.

When the apartment entered contract with a $52,900,000 ask in March 2025, it would have been second only to a penthouse as Central Park Tower's highest sale. That did not come to pass, but it is still in the top ten for the building as of this writing. Moreover, while this held the top sale of the week by an extremely wide margin, the closing price reflects a nearly $20 million reduction from the $64 million it initially sought when the building was marketed off floor plans.
1 Morton Square, West Village 180 East 88th Street
Central Park Tower is the tallest residential building in the Western Hemisphere, and the next-highest sale of the week took place in another superlative: At 180 East 88th Street, the tallest building in Carnegie Hill, Penthouse #38WEST sold for $11,725,000. Located a few floors below a penthouse featured on Succession, this four-bedroom duplex penthouse is reached via direct elevator entry. The living and sleeping spaces are thoughtfully separated, but incredible city views may be seen throughout.
The top Downtown sale of the week was also the fifth-highest overall: Townhouse #7 at 1 Morton Square sold for an even $9,000,000 in what appears to have been an off-market transaction. The triplex unit with a private patio offers the atmosphere and privacy of a single-family home as well as access to 1 Morton Square's services and amenities, which include a fitness center, a children's playroom, and a lounge. Both parties conducted the transaction through LLCs, but the building has counted fashion designers Mary-Kate and Ashley Olsen and actor Daniel Radcliffe among past residents.

Also of note, new development condos on the Upper West Side performed well in the top ten sales of the week. A total of $16,805,962 across two sales was recorded at 50 West 66th Street, the tallest building on the Upper West Side. It is located less than one block from Central Park, and a few blocks east of Riverside Park South, but is poised to offer such outdoor amenities as an outdoor saltwater pool and a Skyline Terrace. Moreover, upper-level tower residences feature private loggias with views of Central Park and the Manhattan skyline.
Further uptown, the health-conscious 378 West End Avenue is officially sold out. Residence #7A, the final sponsor-owned unit in the building, closed for $7,275,000 in the tenth-highest sale of the week. Like all owners in the building, the buyer of this four-bedroom home will benefit from touchless elevator technology, state-of-the-art air and water filtration, and access to wellness and social amenities with copper door handles.
