The building Two Washington Street between Battery Place and Morris Street in the Financial District is undergoing a partial conversion to offer 345 rental residences in a project from developer Moinian Group - and Collaborative Construction Management (CCM) has shared new details and images of what’s to come. Two Washington Street is a 31-story curtain wall office building from the 1970s spanning 376,500 square feet. It has existing commercial tenants and CCM says one of the project’s challenges is creating the new residential floors with the existing tenants in place - located both above and below work zones.
This conversion joins several former Financial District office buildings that are now residential properties including 71 Broadway, 20 Exchange Place, 180 Water Street and 95 Wall Street, which all are considered some of the top luxury rentals in lower Manhattan. The neighborhood is becoming increasingly residential and a major rental project at 19 Dutch Street rises to 64 floors with roughly 480 residences is now leasing - and offers its residents one of the best amenity packages in the neighborhood. The Financial District is also home to the tallest rental in the city, New York by Gehry. (See the Financial District’s Top 10 Rentals)
A few interior renderings are available for the future residences at Two Washington Street showing-off high ceilings, contemporary kitchens and bathrooms, and welcoming common areas and amenities including a catering kitchen and a jam room. The architect for the conversion is AKM Architects and interior design is by Cetra Ruddy.

Moinian Group has other downtown rental buildings including Ocean at One West Street, which is adjacent to the new conversion at Two Washington Street. They also have the 27-story, 398-unit property at 90 Washington Street and another building at 100 John Street known as The Renaissance rising to 34 floors with 221 units. Their properties include resident amenities including fitness centers and lounges - and Two Washington Street is expected to have a competitive amenity package, too, including rooftop swimming pool and lounge.
