New York has no shortage of multiplexes and art-house cinemas, but some lucky residents need only take the elevator to a private IMAX theater or entertainment room with stadium-style seats and state-of-the-art audio. As we gear up for Oscar night, CityRealty presents a roundup of the city's best condos and rentals with theaters, screening rooms, and lounges fit for a Best Picture winner. Availabilities start at $995K.

The Zaha Hadid-designed 520 West 28th Street along the High Line is lauded as one of the most futuristic buildings in all of NYC. It's won over celebrities like Sting, who is reportedly renting a high-floor apartment there, and most recently, Ariana Grande and then-fiancee, SNL star Pete Davidson. It boasts the city's first private IMAX theater and other incredible amenities that include automated robotic parking, secure off-street entry through a drive-in garage, a 75-foot saline system swimming pool, a private spa suite with a sauna, a cold plunge, and more.

Upon completion, 130 William by Lightstone and award-winning architect Sir David Adjaye will boast NYC's second private IMAX theater for an exceptional viewing experience. Its other amenities are also notable and include an infinity-edge spa pool, cold and hot plunge pools, a yoga studio, a basketball court, a golf simulator, and a private rooftop observation deck located nearly 800 feet in the air.

Comprised of three soaring towers designed by Rafael Viñoly Architects, Richard Meier & Partners Architects, and Kohn Pedersen Fox Associates, Waterline Square offers a total of 263 one- to five-bedroom condos, a landscaped park spanning nearly three acres, and more than 100,000 square feet of amenities. The Waterline Club, which connects all three buildings, hosts a spacious screening room with large screen televisions and plenty of comfortable seating to watch the show with fellow movie fans.

In this soaring downtown tower, Pritzker Prize laureate Frank Gehry paid as much attention to the interiors and amenities as the building's exciting facade. The screening room has custom-designed amphitheater seating designed by Gehry and can be reserved for special events like Oscar parties. The building's 22,000 square feet of amenity space also includes a skylit pool with sun deck, a grilling terrace and adjoining game room, a state-of-the-art fitness center, a library, and a drawing room with piano.

The 34th Floor Club, an amenity space also designed by Romualdez, boasts a large screening room that residents can reserve, perhaps for an Oscar party. It comes equipped with state-of-the-art audio and capabilities and ideal stadium-style seating. The floor also contains a billiards room, lounge, library, 70-foot south facing terrace, dining room, breakfast room, and catering kitchen. World Wide Group and Rose Associates serve as co-developers for the new development.

Offering immediate occupancy, Thirty Park Place in Tribeca is the tallest condo tower in the Downtown skyline at 926 feet. As expected, it provides residents and guests with breathtaking, panoramic views of Midtown, the Hudson and East Rivers, and the Statue of Liberty. Perhaps not expected, it also provides 40,000 square feet of amenities that include a conservatory and lounge with outdoor loggias, a children’s playroom, a fitness center with yoga room, and a private dining room. Best of all, a private screening room with IMAX-style screen and stadium seating allows for great views and a beautiful setting.

New York's Far West Side has seen some impressive architecture over the past few years, and The Max's amenities are as attractive as its facade. The building offers a co-working space, expansive fitness center, and indoor and outdoor lounges to cultivate a sense of community among residents. Not only does the screening room have access to cable stations, but residents can stream content through Apple devices.

The Lindley, a new 20-story full-service condominium in Murray Hill, doesn't offer a movie theater but it does provide its residents with "sensible living" amenities like a common lounge ideal for watching movies and awards shows celebrating them. Features like furnishings by notable home decor store Design Within Reach, a wide-screen TV, sitting area, and a table for snacking make it ideal for hosting an Oscar party.
