The mid-century office building, 2 Washington Street, is undergoing a partial conversion that will introduce 345 sparkling rental residences to the Financial District. Developed by the Moinian Group, residents will have access to a comprehensive suite of amenities that include a rooftop pool and a Life Time Studio that is to offer members world-class fitness classes and high-intensity Alpha Group Training. New renderings of the building's offerings have been posted on the developer's website and leasing will begin later this year.

AKM Architects are the project architects while CetraRuddy is handling the interior design. Two Washington Street is a 31-story curtain wall office building from the 1970s spanning 376,500 square feet. It has existing commercial tenants and CCM, the construction manager, says one of the project’s challenges is creating the new residential floors with the existing tenants in place - located both above and below work zones.

"Hotel-style" apartments will come in studio, one-bedroom, and two-bedroom layouts. Renderings illustrate units with high ceilings, contemporary kitchens and bathrooms, and harbor/skyline views. Color-infused common spaces and amenities will include a catering kitchen, music room, golf simulator room, co-working spaces, and a roof deck with a swimming pool overlooking Battery Park and the downtown skyline.

Life Time Studio's Midtown West location within Moinian's SKY rental was a big hit. Similarly, the Battery Park location will offer members dozens of classes per week, premium cardio and strength equipment, two guest passes per month, and an indoor cycle studio. Those interested in joining the luxury health club can visit this page.
Moinian Group has built a community of Financial District rental buildings over the years. They include the Ocean, situated directly next door at 1 West Street. There, studios start at $2,571/month, one-bedrooms from $3,150/month, and two-bedrooms from $5,477/month. Other downtown Moinian properties include the 27-story, 398-unit 90 Washington Street and The Renaissance at 100 John Street.

There are 792 apartments currently for rent in the Financial District with studios coming in at a median of $3,289/mo, one-beds at $4,045/mo, and two-beds at $5,425/mo. Two Washington joins several former Financial District office buildings that are now residential properties that include 71 Broadway, 20 Exchange Place, 180 Water Street and 95 Wall Street, all of which are considered some of the top luxury rentals in lower Manhattan.

The neighborhood is becoming increasingly residential and a major rental project at 19 Dutch Street rises to 64 floors with roughly 480 residences is now leasing - and offers its residents one of the best amenity packages in the neighborhood.
